Resident Placement Fee

This is the fee typically charged for finding tenants, screening potential tenants, and creating the lease. The standard fee for this service (collected by property management companies, full-service real estate companies, and independent real estate agents or realtors) is equal to the amount of one full month’s rent.

The tenant placement process begins by completing a detailed analysis of your property which we use to determine the maximum market rental rate for your home. We will then assist with any make-ready maintenance work (if necessary), take professional photographs, advertise your property, take calls and answer tenant inquiries, show your property to interested prospects, qualify applicants, draft the lease, set tenant expectations, and complete move-in documentation.

The Real Property Management Affiliates resident placement fee is equal to one month’s rent, charged one time immediately after a tenant moves in.

Rented in 29 Days Guarantee

We’re a dedicated partner in your corner and we understand how important a quick turnaround time is to you and your bottom line. If we don’t rent your property in 29 days or less, your first month’s management fee is on us. With our marketing plan and world-class client management system, we’re confident we can lease your property quickly and get the rent coming in. (included in our Gold & Platinum Plans)

Resident Replacement Guarantee

We don’t want you to experience the stress of having a tenant walk away—leaving you with an empty property, no rent to pay the mortgage, and the expense of finding a new tenant. So if we place a tenant with you and that tenant vacates your property before the lease expires, we will find you a new qualified tenant for free. (Included in our Platinum Plan)

Eviction Protection Plan

We understand the challenges that come with evicting a tenant. With the Eviction Protection Program, we manage the process start to finish and pay the legal fees and court costs (up to $500) in connection with an Uncontested Unlawful Detainer Action for all tenants we place in your property. (Included in our Platinum Plan)

Rent Default Insurance

Rent Default Insurance indemnifies landlords for up to three months of loss of rent resulting from a tenant defaulting on rent payment. This coverage provides landlords with peace of mind knowing that they can protect the rental income used to service the mortgage, pay property taxes, or maintain the unit. ($35/month)

Landlord Rescue Program

Are you self-managing a property occupied by a problem tenant? Our Landlord Rescue Program was created just for you. We will review your current lease agreement (or prepare one on your behalf if one is not in place), work with the tenant to collect any past due amounts, and manage the eviction process (if necessary). Once the tenant has vacated, we will provide an evaluation of the property so that you can begin the make-ready process. ($1195 one-time fee)
