When you want a qualified tenant without the hassle, our Lease Only plans are the solution. We will advertise, show your property, and thoroughly screen applicants to fill your rental property with a quality tenant. Leasing prices are based on the percentage of annual rent.

Additional Services

Leasing Fee

If the property is vacant, our lease fee (one-time fee to find new tenants) is 100% of one month’s rent. The leasing fee covers advertising your property on more than 40 websites, showing the property to potential tenants, qualifying them, and signing the lease agreement. This fee also includes the commission of the other broker’s agent, who provides the tenants and an initial inspection of the property. Our minimum leasing fee is $500.

Set-up Fee

As long as we don’t have a signed lease, you can cancel our property management agreement without any termination fee. In return, we ask for an onboarding fee of $199 to start the whole process so that we can list your property as quickly as possible.

This fee covers setting up the property and its owners in our property management software, our maintenance software and our showings software.

The setup fee also includes setting up utilities through SimpleBills. SimpleBills is a utility management company that will serve as our go-to for all utility needs. They take on the responsibility of invoicing and collecting from residents directly. SimpleBills will also manage vacant properties and invoice each owner (through RPM Affiliates) just the usage while the home is waiting to be leased.

With SimpleBills, all utilities remain ‘on’, which will decrease vacancy days and allow residents the ability to move right in after approval without needing to make a single call to the utility providers and without expensive set-up fees or deposits.
